US$ 2,248

median upfront stack for a long-term 1-bedroom with a caución, across 32,186 active listings with a move-in breakdown

The real question before moving is not the rent, it is the upfront stack: how much cash you need to gather before anyone hands you keys. Measured across active listings it runs from 2.1 to 4.5 times one month of rent depending on the path, and the four paths land on similar totals for completely different reasons.

Four paths, four stacks

Medians for a 1-bedroom. Long-term with a property guarantor pays only first month and deposit; long-term with a caución adds the policy; the agency temporario adds the commission; owner-direct adds neither.

Path First month Deposit Commission Caución Total Months
Long-term, property guarantor US$ 518 US$ 521 US$ 1,078 2.1x
Long-term, with caución US$ 518 US$ 521 US$ 1,231 US$ 2,248 4.5x
Temporario, via agency US$ 750 US$ 770 US$ 730 US$ 2,356 3.1x
Temporario, owner-direct US$ 1,000 US$ 1,000 US$ 2,118 2.1x

Medians per path, not an exact budget. The caución is the 24-month policy at default values; with a property guarantor that line is zero. Long-term commission has a zero median in the city due to the legal restriction, though part of the market charges anyway. Some listings ask for extra months upfront; the median is zero.

What comes back and what does not

The stack is not all expense. The first month is rent. The deposit returns at move-out if the apartment is in good condition: document the state at entry with photos and a signed inventory, because deductions are the most common dispute. What never comes back: the agency commission and the caución. That is why two stacks of the same size can be very different inside.

Every listing's stack, computed

Every Unitrank listing page shows its full move-in cost for your guarantee situation, next to the all-in monthly cost. No surprises between the ad and the signature.

FAQ
How much cash do I need to move into an apartment?+
For a 1-bedroom, today's measured medians: long-term with a property guarantor US$ 1,078 (first month plus deposit); long-term with a caución US$ 2,248; agency temporario US$ 2,356 (adds the one-month commission); owner-direct temporario US$ 2,118, the lightest multiple. In multiples of one month of rent, the range runs 2.1x to 4.5x.
Which part comes back and which does not?+
The deposit returns at move-out if the apartment is in good condition; document the state at entry with photos and a signed inventory, because deductions are the most common dispute and the non-return risk is real. The first month is rent, not an extra cost. The commission and the caución never come back.
What currency is the move-in paid in?+
It depends on the contract. Furnished temporarios frequently run in dollars, deposit included. Long-term contracts are more often set in pesos, though after the decree the parties can choose the currency. The listing and the contract decide; confirm the currency of every line before signing.
I have no local guarantor. What is my number?+
With a seguro de caución, the median move-in for a long-term 1-bedroom is US$ 2,248, because the contract's caución joins the upfront stack. The no-guarantee alternative is the temporario: owner-direct, the median move-in is US$ 2,118 with no caución and no commission. Check the listings that state caución acceptance before spending visits.
How does Unitrank show the move-in cost?+
Every listing page shows its full upfront stack: first month, deposit, commission where one exists, and caución when your situation uses one. The numbers on this page are market medians computed at default parameters (24-month contract, caución guarantee); your exact number depends on your guarantee situation and the listing, and the listing page computes it for you.

The number nobody publishes

Portals show the rent; forums ask how much it takes to move in and nobody answers with data. We publish this cut because it is the first practical question of any move. It comes from each active listing's move-in breakdown and updates weekly.
