Two out of three long-term listings do not declare expensas. Before signing, always ask for the apartment's latest expensas statement, and ask whether extraordinary installments are running: a building works project can add large amounts for months. What expensas are

The monthly cost of running the building: staff, cleaning, elevators, insurance and central services. Paid every month on top of rent. Ordinary expensas are by convention the tenant's; extraordinary ones, major works, are negotiated in the contract and by convention fall to the owner. No rent number is complete without them: that is why every Unitrank total includes them.

What are expensas?+
The monthly cost of running the building: staff salaries and charges, cleaning and maintenance of common areas, elevators, insurance and central services. When renting, you pay them every month on top of the rent. Ordinary expensas are by convention the tenant's; extraordinary ones, major building works, are negotiated in the contract and by convention fall to the owner.
How much are average expensas in Buenos Aires?+
Across active long-term listings that declare them, the median is US$ 108 per month for a 1-bedroom, and around 21% of asking rent at every size: US$ 92 for a studio, US$ 155 for a 2-bedroom, US$ 259 for 3 or more. Building-administrator surveys publish higher per-building averages; they measure something else: their whole managed portfolio, not what active rental listings declare.
Why do so many listings not publish expensas?+
67% of long-term listings do not declare them. Sometimes carelessness, sometimes because the number scares people off. Before signing, always ask for the apartment's latest expensas statement, and ask whether extraordinary installments are running: a building works project can add large amounts for months.
What drives expensas up?+
The largest component is building staff, then the upkeep of services: a pool, 24-hour security, a gym and parking all raise the monthly bill. A building with no doorman and no amenities can cost a fraction of a full-service tower in the same neighborhood.
