active owner-direct listings, out of 53,857 rental listings we measure in Buenos Aires

Renting without an agency means the commission negotiates to zero and terms are set face to face. The problem is that owner-direct supply lives scattered across portals and Facebook groups with no control over who posts. Here is the measurable part: active listings published as owner-direct on the major portals, deduplicated, neighborhood by neighborhood.

What is published today

The bulk is long-term. Owner-direct temporarios exist but are few, and generally furnished.

Long-term

1,645
2 to 3 year contracts, generally unfurnished. The guarantee is negotiated directly with the owner.

Temporarios

302
Furnished, up to 6 months. No guarantee and no agency commission, both at once.

The table below shows the 20 with the most supply, with median all-in cost.

Portals measured

3
Zonaprop 728, MercadoLibre 850, Argenprop 30. Argenprop coverage for this fact is currently partial.

We count only listings published as owner-direct or whose text states it. Ads that do not say are not counted, so the true number is higher.

The commission that disappears

On an agency temporario, the typical tenant commission is one month of rent; over a six-month stay that is an extra sixth per month. With owner-direct that line does not exist. On long-term contracts the tenant-side commission is legally restricted in Buenos Aires city but still appears in part of the market; dealing direct, the discussion disappears. The deposit and, on long contracts, the guarantee remain: those you negotiate with the owner.

Direct does not mean blind

Dealing with a private owner demands more care than a licensed agency, and the Facebook groups where owner-direct circulates do not control who posts. The listings on this page come from the major portals, deduplicated and freshness-checked. Even so, the rule does not change: verify the person signing is the owner, visit the apartment before handing over money, and never pay a reservation to someone you have not met in person.

FAQ
What does dueño directo mean and what does it save me?+
The person publishing is the owner, with no agency in between. On an agency temporario the typical commission is one month of rent; with an owner-direct listing that line does not exist. On long-term contracts the tenant-side commission is legally restricted in Buenos Aires city but still shows up in part of the market; dealing direct, the discussion disappears. What does not disappear: the deposit, and on long contracts the guarantee, which you negotiate with the owner.
Is renting owner-direct safe?+
It demands more care than a licensed agency. Verify that the person signing is the owner (ask to see the title or an ABL tax bill in their name, together with their ID), visit the apartment before handing over any money, and never pay a reservation by transfer to someone you have not met in person. Most rental scams run on exactly that urgency. The listings on this page come from the major portals, deduplicated and freshness-checked, not from Facebook groups, but in-person verification is still on you.
What about the guarantee, with no agency involved?+
You negotiate it directly with the owner, and there is usually more flexibility: guarantee insurance (caución), a larger deposit or months upfront are the usual replacements for the property guarantee. Of the 1,947 active owner-direct listings, 1,645 are long-term, where the guarantee is the central conversation, and 302 are temporarios, which generally do not ask for one.
Where do these listings come from?+
From Zonaprop, MercadoLibre and Argenprop. We count only listings published as owner-direct or whose text states it; ads that do not say are not counted, so the true number is higher. Argenprop coverage for this fact is currently partial. The count updates weekly.
How does Unitrank filter, and what about the ranking?+
The owner-direct filter shows only those listings and combines with your other requirements, for example caución acceptance. Ranking order never changes based on who publishes: nobody pays to appear higher, neither agencies nor owners.

The cut the groups cannot give you

Owner-direct supply exists, but it lives scattered and unnumbered. We publish this cut because it decides two concrete things: how much commission you pay and who you negotiate terms with. The counts come from each listing's own text, deduplicate against the rest of the market, and update weekly.
