Renting without an agency means the commission negotiates to zero and terms are set face to face. The problem is that owner-direct supply lives scattered across portals and Facebook groups with no control over who posts. Here is the measurable part: active listings published as owner-direct on the major portals, deduplicated, neighborhood by neighborhood.

The bulk is long-term. Owner-direct temporarios exist but are few, and generally furnished.

The commission that disappears

On an agency temporario, the typical tenant commission is one month of rent; over a six-month stay that is an extra sixth per month. With owner-direct that line does not exist. On long-term contracts the tenant-side commission is legally restricted in Buenos Aires city but still appears in part of the market; dealing direct, the discussion disappears. The deposit and, on long contracts, the guarantee remain: those you negotiate with the owner.

What does dueño directo mean and what does it save me?+

Is renting owner-direct safe?+

Of the 1,769 active owner-direct listings, 1,494 are long-term, where the guarantee is the central conversation, and 275 are temporarios, which generally do not ask for one.
