What is a seguro de caución?+
An insurance policy where an insurer acts as your guarantor: if you stop paying rent, the landlord claims against the insurer. It replaces the traditional property-owner guarantee (garantía propietaria). Typical cost is 3 to 8% of the total contract value, paid by you to the insurer, usually at signing or financed in installments. Across the long-term listings we measure, our median estimate is US$ 62 per month prorated over a 24-month contract. Unlike the deposit, this money is not recoverable.
What do insurers require to approve one?+
Generally registered income in Argentina (recent pay slips or monotributo tenure) of about three times the rent, a local ID, and a credit check. If you just arrived and do not meet those requirements yet, the usual alternatives are a larger deposit, several months paid upfront, or a temporary rental, which asks for no guarantee at all.
The listing says nothing about guarantees. Can I still offer a caución?+
Yes, and it is worth asking before you visit. Only 36% of listings state in writing that they accept caución; the vast majority say nothing, and that gets negotiated at first contact. Silence is not a no: the city ombudsman's survey found most agencies accept it in practice. Always ask before paying any reservation.
Do temporary rentals require a guarantee?+
Generally no. Furnished temporary contracts of up to 6 months run on a cash deposit (usually in dollars) instead of a guarantee, which is why they are the typical entry path for new arrivals. The monthly cost is usually higher than a long-term contract.
